CHAPTER ONE

INTRODUCTION

1.1 Background to the Study

Residential property plays a vital role in urban development, social stability, and economic growth. Well-maintained residential properties provide shelter, enhance neighborhood aesthetics, and contribute to property values and local government revenue (Oladapo, 2015). However, in many urban and semi-urban areas, a growing number of residential properties have been abandoned, posing serious social, economic, and environmental challenges.

Abandoned residential properties refer to housing units that are left unoccupied and neglected by their owners for a prolonged period, often due to financial, legal, or socio-economic reasons (Mallach, 2018). Such properties are common in developing countries, including Nigeria, where rapid urbanization, economic instability, and weak property management systems contribute to the problem (Adegoke & Oyedele, 2016).

The phenomenon of abandoned residential properties is often linked to factors such as poverty, unemployment, lack of access to mortgage finance, disputes over land ownership, poor urban planning, and inadequate maintenance culture (Aluko, 2011). In some cases, property owners abandon buildings due to high construction costs, inflation, or inability to complete projects as originally planned (Oladapo, 2015).

Beyond their physical deterioration, abandoned residential properties have far-reaching consequences. They contribute to urban decay, reduce surrounding property values, increase crime rates, and pose health and safety risks to residents (Mallach, 2018). Local governments also suffer revenue losses from unpaid property taxes and increased costs of managing blighted neighborhoods (Accordino & Johnson, 2000). Understanding the causes and consequences of abandoned residential properties is therefore essential for developing effective housing and urban renewal policies.

1.2 Statement of the Problem

These abandoned structures often become hideouts for criminals, dumping grounds for waste, and breeding places for disease vectors, thereby threatening public safety and environmental health (Aluko, 2011).
